De-suburbanization

This isn't a new story for the Bronx, but the restaurant mentioned in the article has been getting some good reviews lately. Does anyone else know stories of a chain restaurant or store closing for the opening of a local business?

(This is a little different than the somewhat common example of a bad restaurant location turning over again and again between chains and local start-ups, which you sometimes see on highway strips.)
